Tenant Information

At Lets Move moving has never been easier, we only necessitate your requirements and we will set upon the task in matching with that with the desired property. An appointment can be arranged for you to view the selected properties. Once you have decided on the property you wish to rent a lease agreement can be drawn up which is agreeable to both you and the landlord. The day of moving in, can even be done on the day if this is your need. The length of the lease can vary from 7 days to 5 months for a short-let and 6 months or more, for a long-term let.

On signing of the agreement, a deposit is required; usually equivalent to one month's rent. This will be held on account by the landlord and will be returned to the tenant in full at the end of the tenancy period, save the subtraction of any damages or pending utility bills which may be due.

During the term of the tenancy, Lets Move customer care department is available at your service in order primarily to help you to settle in and later on should you require any maintenance or any works that need to be carried out.

Should you need to extend the length of your lease agreement, this can easily be done by contacting us as soon as possible, and preferably no later than one month prior to the expiration of the agreement. This will allow us enough time to ensure the property is available for renewal and that it is agreeable to the landlord.

Landlord Information

Our Team of Letting Specialists has expert knowledge of all related information in the rental market and is able to match our client's requirements with that of your property. Our comprehensive list of services includes, giving professional advice on the rental value of a property, making it ideally suited for the rental market and by guiding you on the achievable rent and ways of increasing it. Our consultants are also trained in screening our prospective tenants and in preparing an appropriate lease Agreement. In addition, we can advise you on basic legal and taxation matters, helping you achieve the highest return on your investment.

At Lets Move we take great pride and care in the way we market your property. We believe the way we present your property to potential tenants can make the difference between achieving a rental or not.

Lets Move can also offer you Property Management. This is an optional service especially offered to those owners who are often away from the island and wish to have their property managed by professionals. This service incorporates maintenance, cleaning and rent collecting.

Obtaining Residency

Malta recognizes three levels of residency:

Non-Residents - Persons who visit Malta as tourists whose stay does not exceed 3 months. They are not subject to local tax conditions. Such persons may only be held liable to tax if they have any income arising in Malta excluding bank interest.

Temporary Residents - Persons who stay for a period exceeding 3 months and who are required to show proof that their income will enable them to live in Malta without becoming a financial burden on the government. Once this requirement is met, a permit may be obtained from the Principal Immigration Officer. Temporary residents are subject to local tax conditions only if their stay exceeds 6 months in a calendar year. They are subject to tax on remittance from income arising abroad and on any income arising in Malta.

Permanent Residents - Persons who hold a residence permit entitling them to remain in Malta with freedom to come and go as they please. This permit is obtained from the Secretary General (Expatriates and Nationality Division), Office of the Prime Minister, Auberge de Castille, Valletta, Malta. Information pertaining to this permit may also be obtained from the Ministry of Finance, Floriana.
